The situation

Queensland's smoke alarm legislation has been phased in since 2017 — but the final deadline catches most homeowners off guard. The requirement isn't just a working alarm. It's interconnected photoelectric alarms in every bedroom, every hallway, and on every level. Installed by a licensed electrician. With a compliance certificate.

Most homes aren't close. And most electricians are already booking weeks out as the deadline approaches. The fine for non-compliance isn't the risk — the insurance void is.

What changes

You scan the QR code or call the number. Electric So confirms your property's current alarm setup, tells you exactly what's needed, and books a licensed install at a time that suits you. The whole job takes less than an hour in most homes.

You get a compliance certificate on the day. Your property is covered. And you're not ringing around in December competing with every other homeowner who left it late.

How it works

Three steps to a compliant property

01
Confirm your compliance

Call or scan to book a free compliance check. We confirm what alarms you have, where they're installed, and what's required for your property type and layout.

02
Licenced install — under an hour

An Electric So licensed electrician arrives in your agreed window. Photoelectric interconnected alarms are supplied, fitted, and tested. No mess, no disruption.

03
Compliance certificate issued

You receive your certificate of compliance on the day of installation. Your property is covered — for insurance, tenancy, and the QLD Building Fire Safety Regulation.

"Booked early, done in 45 minutes. Didn't realise this was being sprung on us next year — they explained exactly what we needed and had it sorted before most people even knew about it."

"I have four rental properties. Electric So did all of them back to back. Got compliance certs for each one the same day. I would have been completely exposed without getting this sorted early."

"Managing a portfolio of 12 properties. The legislation complexity was genuinely stressful until Electric So walked me through it. They handled the whole thing — compliance check, install, certs — without me chasing anything."

Questions

What homeowners ask before they book

Does the law actually apply to my property?
Yes. From January 1, 2027, all Queensland dwellings — owner-occupied, rental, and investment properties — must have interconnected photoelectric smoke alarms installed in every bedroom, hallway connecting bedrooms, and on every storey. There are no exemptions based on property age.
Can I install the alarms myself to save money?
Interconnected hardwired alarms must be installed by a licensed electrician. Battery-operated photoelectric alarms can be self-installed, but must still meet the placement and interconnection requirements. We can advise which configuration suits your property — some homes use a mix of both.
What does an install typically cost?
Most standard homes (3–4 bedrooms, one storey) are $X–$X fully supplied and installed. Multi-storey homes and those requiring wiring upgrades are quoted on inspection. Call for an upfront estimate — no surprises on the day.
How long does installation take?
Under an hour for most homes. Multi-storey properties or homes needing wiring work take longer. We'll tell you before we arrive. You get your compliance certificate the same day.
I'm a landlord — is this my responsibility or my tenant's?
It's your responsibility as the property owner. The requirement sits with the owner regardless of tenancy. Getting this booked before mid-2026 means you avoid the end-of-year backlog and protect your rental income — a non-compliant property cannot legally be re-tenanted after the deadline.
The deadline is January 1, 2027. The waitlist won't wait.
Every week closer to the deadline, every licensed electrician in QLD books out further.
